Cole Easdon was appointed to the Design Team to deliver one of London’s largest data centre campuses, working alongside DP9 Planning, TTSP Architects and Rame Consulting.

The development will incorporate three 70 MW data centre buildings providing in excess of 200,000m2 GEA (Gross External Area), and a multi-purpose building for community activities.

 

As part of an extensive Transport Assessment which accompanied the hybrid planning application, Cole Easdon conducted an Active Travel Zone Assessment which comprised an area around the site that can be reached within 20 minutes by bicycle. At the request of Transport for London, the assessment consisted of both daytime and nighttime audits.

 

Following comprehensive discussions with the Greater London Authority, LB Newham and Transport for London, Cole Easdon were able to justify and evidence the need for the development to incorporate 45 No. car parking spaces.

 

As part of the proposals, a new foot/cycle way will be implemented along the site’s northern frontage along North Woolwich Road/Dock Road, improving pedestrian and cycle permeability to and from West Silvertown DLR Station, as well as the forthcoming Thameside West development adjacent to the application site.

During the design process, Cole Easdon was heavily involved in the masterplan design, providing Swept Path Analysis (tracking) and guidance to inform the arrangement of the internal site access roads, relocated Wharf Access Road and the site’s proposed vehicular accesses, liaising with TTSP Architects and the wider design team throughout.

The existing Wharf Access Road which provides vehicular access to the industrial uses fronting the River Thames will be relocated to the east, along the site’s boundary with the Tate & Lyle Factory.

Cole Easdon also prepared the Workplace Travel Plan which accompanied the planning application. The Travel Plan was produced to meet the requirements of BREEAM 2018 (Building Research Establishment Environmental Assessment Method) and in accordance with the BREEAM New Construction 2018, Non-Domestic Buildings (United Kingdom) Technical Manual.

Cole Easdon will also be retained to assist with the discharge of planning conditions as well as to carry out the detailed design of the S278 highway works required as part of the development, to include the new foot/cycle way, and new access bellmouths.
