Cole Easdon provided Water Management and Transport Planning services to support a planning application for a proposed mixed redevelopment in Wootton, Oxfordshire.

Development proposals comprised the construction of 9 No. residential flats and a separate commercial building to be used by our client with associated access, parking and landscaping.

 

Both the foul and surface water drainage strategy design required careful consideration as the overall design had to consider the restrictions of the site and the limited space for appropriate Sustainable Drainage System (SuDs) whilst maintaining a sustainable, cost-effective and buildable approach.

 

The main constraints on site were the space available for potential SuDS and an existing public foul water sewer that crossed through the centre of the site. This existing public foul sewer would require a build over application to Thames Water Utilities in order to approve the development proposals. CE’s early consultation with TWU confirmed that a sewer diversion would not be feasible on site and that a build over of the existing sewer would be acceptable.

A surface water SuDS strategy, utilising infiltration features such as permeable paving and geocellular soakaways was proposed to maximise the use of SuDS on-site.

A foul water drainage network was designed to discharge foul flows from the site to the existing 150mm diameter public foul water sewer, via a new connection at the existing manhole. CE liaised with TWU who advised they would have no objection to the proposed foul drainage connection point and discharge rate.

In terms of Transport Planning, CE prepared a Transport Statement to support the proposal, including speed survey analysis for visibility splay purposes and discussion on the proposed level of car parking.

The layout was developed in consultation with our Transport team who undertook swept path analysis (vehicle tracking), with changes being recommended to ensure compliance with standards. Further tracking was also provided to confirm compliance with Building Regulations with respect to fire access during the consultation period.
